If rules are not followed & home and grounds not respected, reservation will be terminated w/o refund. *Locals MUST communicate with us before booking • REFUNDABLE SECURITY DEPOSIT $300 required & refunded 24-48 after checkout if no issues. *NO shoes 👟 allowed inside the home *No smoking (including vaping, dab, or hookah) of any kind inside the home *No Loud music (Quiet Hours) between 10:00 pm and 8 am *No disturbance to neighbors *Parties or organized events done via separate event coordinator outside of Airbnb. Contact directly by messaging. *No animals without approval & fees paid *No mail or packages to this address *No extra guests without approval *No parking in septic area; violation of this rule may result in a $500 FINE for any damages incurred *Only guests that are on the reservation may be on the property at any time. IMPORTANT - Please be a good neighbor and respect the City's Quiet Hours, which are between 10 pm - 8 am. - All noise/disturbance that causes neighbors disruption may incur a $3,000 Fine and have their reservation escalated to Airbnb support for termination of reservation with no refund. Rules not being followed restricts our ability to conduct business. POOL: Swimming in the pool is at your own risk - there is no lifeguard provided. Running & diving are prohibited. Children, of any age, are not allowed in the pool area without adult supervision. Any safety concerns, including if any equipment, pool alarms, or locks, are not working properly must be reported immediately to the Management Company. Extra Guests - Any unaccounted-for extra guests (not included on your reservation) will be charged $45 per night per person. No Smoking policy. - Any smell of smoke/Marijuana inside the property is subjected to a $1,000 Fine following check-out shared by our housekeeping team. -No vaping Pet Policy -Dog/cat poop must be picked up 100% & deposited in appropriate garbage bin in a pet refuse bag, otherwise a FINE of $200/incident will be incurred. - Pets are allowed in our home, following payment of a pet fee of $125/pet/per stay (non-refundable) for each dog/cat, pets are not allowed on furniture, or on beds of the home. If cleaning team finds pet hair in bedding & cannot get rid of all, you will be liable for reimbursement for new bedding. - Pets must be crated when left alone at all times. An extra $200 Fee/bedroom or piece of furniture will be charged if pet hairs are noticed on furniture or beds by the cleaning team. -Please keep the doors closed at all times if AC is running. The air conditioning system will freeze up when doors are left open and guests will be responsible for any repairs needed. AC repairs typically take some time, and alternative accommodation would also be at your expense. Late check out policy -Late check out past 30 minutes without prior notice will be fine half a nightly’ rate as it does affect our cleaning teams schedule preparing for our next guests. This DOES NOT mean guests are allowed to extend their checkout due to this being enforced. Early & Late Checkout options are available for purchase in the Guest Portal/Manage My Booking. Trash Policy-Please take all trash bins w/any items to the street on Sunday evenings for pick-up on Mondays or on the last day of your stay. -If trash and recycles are not put in the proper bins; it may result in a fine of $100. Grill -Additional charge of $50 when grill is used as our cleaning team charges us on top of a regular cleaning. Electric and propane grills in big shed. Avoid $50 fee by cleaning grill.
